My Choice Texas Home Program: Run by the Texas Department of Housing and Community Affairs (TDHCA), this program offers 30-year fixed-rate mortgages with down payment assistance up to 5%. First-time buyers and repeat buyers who meet income limits can qualify.

USDA Rural Development Loans: Parts of Montgomery County outside Conroe city limits qualify for USDA loans — zero down payment required. If you’re flexible on location, this is one of the best deals available for first-time buyers. Check the USDA eligibility map or ask me which areas qualify.

FHA Loans: While not Conroe-specific, FHA loans are the most popular choice for first-time buyers here. With just 3.5% down, flexible credit requirements (scores as low as 580), and the ability to use gift funds for your down payment, FHA makes homeownership accessible for many buyers who thought they couldn’t qualify.

Conroe-Specific Advantages: One thing most first-time buyers don’t realize is how much further their money goes in the Conroe area compared to Houston. The median home price in Conroe is significantly lower than in The Woodlands, Spring, or inner-loop Houston neighborhoods. Combined with down payment assistance programs, many of my first-time buyer clients are getting into homes with $5,000 or less out of pocket.
